I'm only three weeks away from listing my current house and it seems like my to do list isn't getting any shorter. As soon as I cross one thing off the list, I think of two more to add. With all the kids activities every single night, there isn't much time during the week to get stuff done. This weekend is Mother's Day, next weeking I have to go boy scout camping with my son so that's totally shot, and all I have left is the Memorial Day weekend. The clock is ticking. Last night I really only had time to replace the broken light on the front of the house (wind storm slammed the front door into it), replace a couple broken lamp shades and repair the window closure on one of the garage windows. There's still a ton of painting, carpet cleaning and decluttering to do. I've gotten a lot done so far, but there's a lot left to do.
So, the plan is to put the house on the market June 1 with an open house June 10. June 8 is our preconstruction meeting. Makes me nervous starting construction before we have a buyer for our current house. Let's hope I get an offer before the open house even occurs.
Hope you have better luck than us. We've been listed since the end of August and have not had an offer. We can't compete with the short sales and foreclosures in our area. We almost had an offer last week and then they found that there was a short sale in our neighborhood and went with that one. But, their realtor said if something falls through with the inspection, she thinks they'll be back to buy our house.
ReplyDeleteGood luck! And yes, it totally sucks! You'll make it through this crazy "hurry up and do all those little projects you had meant to do years ago" phase, de-personalize and de-clutter, and then start the waiting phase. But then before you know it, someone will make you an offer!
ReplyDeleteWe are renting out our condo after we move into the new house. We aren't even going to list it until after we are out. It's going to be stressful having two mortgages. We are waiting because we are going to replace all of the carpet and paint every room. It's much easier to do that after we move our stuff out.

We signed our contingent contract with Ryan for our new home on a Sunday, put our 15-year-old Ryan home on the market on Tuesday, and had two offers by the following Monday. If your house is priced right and in good condition, somebody will want it. We ended up settling on the old house 6 weeks before Ryan ever broke ground on the new one. It could happen that way for you as well. Don't despair! Fingers crossed for you!

ReplyDeleteKeep positive and price the house appropriately. Someone will come around and the house will be a fit for them. Make sure your realtor (or you) puts plenty of pictures out there on the realtor sites.
